Choosing the right home site isn’t always easy. There are countless details, regulations and restrictions that can affect the land and the construction of your custom home. If you decide to pursue it on your own, here are some tips to help you choose the ideal lot.
• Make sure that the land is compatible with the home that you have in mind. You don’t want to build an 8,000-square-foot home on a quarter-acre lot, or in a neighborhood where the other homes average 3,000 square feet. Your home should complement the land and the surrounding neighborhood.
• Be aware of the land’s physical characteristics. There are plenty of variables to consider, including the topography, drainage, size and shape of the lot, and orientation of the sun. You may also want to arrange for a soil test to make sure there are no contaminants or issues that may prevent you from building.
• Check with the local government to determine the zoning and setbacks. That way, you’ll know exactly what you can build on the lot and how closely you can build to the property lines. Also, look into any environmental restrictions that may be placed on the property and check to see if the land has a wetland determination. This can save you months of negotiation and many thousands of dollars.
• Become familiar with the surrounding area. Is the lot convenient to your work and close to a variety of shops, restaurants and entertainment venues? If you have children, be sure you’re satisfied with the area schools.
